Choosing a real estate agent can be a daunting task, something that you may not want to think about, and something that you may think that you do not need. Well, you do need a real estate agent and I am going to explain why I think that.
When it comes to buying, or selling your home, every process is different but you are likely to incur problems that you do not know how to handle with ease. When you hire a real estate agent they have your best interests in mind and are there to take care of you, but how do you know which real estate agent or realtor is the correct one for you? Well there is an article online on bankrate’s website by Dana Dratch that outlines seven easy steps to choosing a great real estate agent.
Step #1: Talk to Their Recent Clients:
This does not have to be something that you do in person, this can be something you do online. You do not even really have to talk to them. What you need to do is to consider multiple sources that hold reviews for the realtor that you are looking to work with. This will give you the information about previous transactions without having to have the awkward conversations that we all know are not to fun.
Step #2: Look Up the Licensing:
This does not mean that you must dig into the archives, dust off the files, and pour over legal documents. This just means that states have boards that license real estate agents. If you look at those boards you can find out if the real estate agent or realtor you are looking at using is licensed and if they have any disciplinary actions or complaints on their file. The information is something that is posted online for public knowledge.
Step #3: Pick a Winner:
Dana states that the importance of choosing a winner means that you need to choose a realtor that has won awards in their area. While I personally feel that could lead you to a great realtor, you also need to consider that sometimes the real estate awards can be given solely on homes closed or sold. So, while choosing a winner is a valid option, make sure that you listen to what is being said about all realtors, awards not included.
Step #4: Select an Agent with The Right Credentials:
Per this article, if a realtor calls themselves a realtor with a capital “R” that means that they are a member of the NAR (National Association of Realtors). Some agents can be CRS (Certified Residential Specialist), ABR (Accredited Buyer’s Representative), or SRES (Senior Real Estate Specialist). While these can hold importance, you need to look at what makes them special for you as a home buyer.
Step #5: How Long Have They Been in Business:
This article leads people to believe that if the real estate agent has not been in the business for five plus years that they are learning on you. While that may hold some symbolism of truth, that also negates many capable realtors who are amazing from being able to assist you.
Step #6: Look at Current Listings:
Check out the listings that the agent has online. Places like the realtor’s website, realtor.com, Zillow.com, and many more. These offer a searchable online database of properties that have been listed with that agent. A key thing is attractive presentation and if you are listing your house you want that for you home, for that reason you need to make sure that the agent you are looking at will be able to do that for your home.
Step #7: Ask About Other Houses for Sale Nearby:
A good agent knows about other properties in the area that are available “off the top of their head.” Mention a house in your area that may have sold recently or that is under sale right now. This is important because you want someone who knows the market and is on top of their game.
